In most cases, the landlord has to take legal action against the tenant to recover the money. You can take them to small claims court and present the documented evidence of the tenant damage. However, this process requires time, effort, and money, and should be your last resort. Make sure to hire a good lawyer if you are going to sue the tenant for destruction of property or talk to your property manager for advice on how you can settle this matter outside of court.
